The barn is located within a farm complex that centres around the listed farmhouse and is one of three barns on this site. The house is included within the Statutory List of Buildings of Special Architectural and Historical Interest and is Grade II Listed. The barn had previously been used as a store and since it is located within the curtilage of a listed building, it also has listed status.
Our brief was to convert the barn to provide ancillary space to be used as a music and games room including a projector and cinema screen. |

All the existing external finishes were stripped off to enable repairs to the principal frame to be carried out and for the new insulation to be fitted to the walls and roof. Other works included a new ground bearing slab with under floor heating and damp proofing works. The barn was renovated to retain the open full height living space which allowed the original timber structure and character of the barn to be retained. Two new mezzanine levels were constructed one at each end of the barn with a single central staircase which divides into two staircases from a landing.

It was necessary to design the staircase in this way to minimise space and achieve the required headroom under the cross braces. Glass balustrades with stainless steel fixings provide a contemporary feel and maintain the openness of the space. A small shower room was added to one of the mezzanines.

In order to provide more daylight within the barn one of the gable ends was glazed and roof lights were added. Fortunately there was evidence of historic window openings which had been blocked up so these were reinstated and new oak framed windows fitted. |

The existing stone and brickwork plinth walls were repaired and rebuilt where necessary re-using the original materials. The existing soft wood timber boarding was removed and replaced with new boarding to match. The new weatherboarding was stained a dark brown/black colour to match the original barn.
